Teresa and I started our personal real estate investment in February 2008 when we bought our first personal foreclosure house a few month after I got my Georgia Real Estate license. It was a 3 bedroom 2 bath house with 1,500 sq ft (this is a very small house by US standard) and it cost $72,000 (currently rented for $915 a month). Since then, we bought 11 more over the last three years. Our latest purchase was a 5 bedroom 3 bath house at $72,000 three months ago (rented for $1,300 a month).
At the same time, we have set up our own brokerage firm early this year and started servicing investor clients both locally and internationally. We have clients in Atlanta, California, and Shanghai China. As the housing market in Atlanta presents a perfect invesment location for renting (low investment with high rent income return), our firm transactioned 22 houses year-to-date. Average purchase price is $70,000.
We are a small firm growing fast and can offer personal attention to all the houses we manage. Our rental division mainly focuses on after closing work, such as renovation, locating tenants etc. Our Brokerage division focuses on pre-closing work, such as purchase contract negotiation, closing paperwork. Our CPA division handles financials, monthly statements to clients and taxation issues. I am the broker and a CPA myself.I had many years of work experience with Big Five (now Big Four) accounting firms in California and Georgia and very experienced with internal real estate investors.
Our advantage to any other realtors is that we are personally investors as well. We are very very clear how much it should cost (rental grade) carpet and padding should cost in the market. We know exactly how much a new appliance package should be priced at etc. We know exactly if the property tax is in line with the market level and if it needs to be appealed. We know what type of houses will appeal to renters (good renters) etc. We manage around 35 houses now and our occupancy rate is 92% on average, and 100% in October (only one house is still available, but the lease agreement will be signed on Oct 31). We offer services in the following stages:
1. Purchase a foreclosed house to closing.
2. Renovate the house and make it ready for rent.
3. Market the property to locate tenants.
4. Property Management: collect rent, make repairs etc.
